This is basically a factory set. Both the tank and bowl were made by Pacific Porcelainware, the tank is a 1923, and the bowl is a 1926. This is a fairly unusual set as the bowl is a 12″ rough-in, rather than the more common (back in those days) 14″ rough. You will still need a 4″ diameter waste line though. As for condition, the tank does have a repair on the front left corner, and there are several factory pinholes in the glaze of the lid. It measures 22″ wide and will extend from the wall8 1/8″. The bowl is in excellent condition, and when sitting on a 12″ rough, will extend into the room 27″ and stands 15″ tall. This set will accept “normal” round front toilet seats and will be supplied with all new internal part and matching flush elbow in your choice of three colors. This is a nice period set, don’t let it get away!
